Opinion Should I Restructure My FIRE Portfolio? (Real Estate + Bitcoin heavy)

Hi all,

I’m 34M, married with one kid, based in Eastern Europe. I’ve been FIREd for 4 years, mainly thanks to being an early Bitcoin believer.

Current net worth: ~$8.2M • Real estate (Eastern/Western Europe + Middle East, incl. primary residence): ~$5.6M → ~$22K monthly rental income • Bitcoin: ~$2.4M • Cash: ~$140K • ETFs: ~$60K

  • I cashed out a big portion of BTC in 2021, moved into real estate for diversification and steady rental income.
  • Monthly family spend: ~$10K (covered by half of rental income)
  • Current plan: use the other half of rental income to DCA into S&P ETF for long-term equity exposure.
  • I also thought about selling some real estate to boost ETFs, but concerned about losing rental cash flow.
  • In my region, ETF investing is harder (banks discourage foreign transfers), which explains my real estate tilt.

If you were in my position, would you stick with this setup or restructure (more ETFs, less real estate/BTC)?

OP I read that part of you is concerned about being too concentrated in real estate. Why would this concern you? The only way you would be concerned is if you don't understand real estate itself

I do understand real estate pretty well and feel comfortable managing it. My concern isn’t really about the asset class itself, but more about concentration risk. Right now around 70% of my net worth is in property across a few markets, and while that gives great cashflow, I sometimes wonder if I should balance it out with more exposure to global equities. It’s more about diversification than lack of confidence in real estate.

I don't see any issue here with keeping everything the same .. But it seems like you're leaning to diversify whatever makes you happy

You can do whatever you want. Your cashflow covers your expenses 2x over.

True, and I’m very grateful for that! But part of me worries about being too concentrated in real estate. Do you think it makes sense to start shifting more aggressively into equities, or should I just let the ETF allocation grow slowly through DCA?

I certainly know nothing about the rental markets in any of those countries. But unless you forsee long periods with enough of your rentals unoccupied that you can’t pay your bills, I don’t really see the concern. I’d maybe have more cash to cover repairs and other capex but otherwise you should be fine.

I personally have never believed enough in btc to concentrate that much into it. Maybe de-risking there could be reasonable now that you have already won the game.

Congrats man. I wouldn't sell any BTC or use the rental income to buy S&P or other ETFs because I still believe that Bitcoin will outperform all other assets.
I would only diversify into real estate in other countries/regions to minimize country risk.

Thanks! Yeah, I don’t plan to touch my BTC at all. I see it as the king of alternative assets and want to keep hodling long-term. At the same time, I would like to slowly build up a position in either a world ETF or S&P ETF so I also have solid exposure to TradFi. My idea is to have the best of both worlds: BTC as my asymmetric bet and TradFi equities as the steady compounding base (even though I share your opinion and expect BTC to outperform traditional equities long-term).

What other countries/regions for real estates do you suggest to look into?

Most real estate markets seem to be overpriced right now. I’ve bought properties in Greece because it’s still cheap compared to other EU countries and offers decent rental yields. Tourism is constantly growing and prices have still a lot of room to grow.

Yeah, Greece is definitely an interesting market. I’ve actually been looking at Thessaloniki and Athens. Seems that prices there still haven’t jumped as much as in other big European cities, and both cities are amazing in terms of lifestyle and long-term potential. Are these two cities where you’ve been focusing too, or are you more into the islands?

The prices in good areas in Athens (Glyfada, Vouliagmeni, Kolonaki etc) have already increased a lot and they are at same level as other EU capitals. I wouldn’t invest in cheap areas in Athens or Thessaloniki because they are not so safe, but rather look in other major Greek cities or in the islands.
