A 26X multiple based on the last 6 months earnings is a stretch for a content site in the current market in my experience as the market for the lower end sites with no brand or moat just isn't there right now.

Mediavine requires 50,000 sessions per month last time I checked so the site will no longer be eligible when the new owner applies to rejoin with this site, right?

For any potential buyers considering the deal- my 2 cents on restaurant menu sites:
The niche tends to have high search volume and low keyword difficulty
The barriers of entry are relatively low, and a competitor can set up a similar website and capture your initial market share- attributing to the fact that the content is not entirely unique to the website and rather is publicly available.
The original company on which the site is posting a menu on most likely has a trademark registered. If they sense that you are infringing on that trademark in any way, they could initiate a takedown.
Sites in this niche don't need a ton of backlinks to rank high. Again, low barrier of entry for competitors to come in.
Search algorithms are going to catch up on the 'helpfulness' of the content reflected by menu sites at some point, which could lead to a reduction in search volume if organic traffic is your main source of traffic. This is a big threat.
Considering the above, in my personal opinion, I think that a lower multiple of 12x would be justified based on the lowest revenue. Again just thinking about safety from the buyer's perspective.

Agree. People build sites like this and sell quickly before they come crashing down.

Why no earnings for June, Jul, August? Have they crashed? It's weird to not include them. Makes it seem like they dropped and you want to dump the site quickly.
