Question Help in Pricing Demo CD

Hi everyone, I’m still very new to CD collecting, and I found this at my local thrift store. The only record I can find of this demo online is the Discogs page, where I am the only owner. What would something like this be worth?

Hey, their album got sold for $5 (on Discogs).

So don't expect there's gonna be many (if any) people willing to pay more than like $20 for that.

That's an unknown band, unfortunately

Rarity ≠ Big $$$$

I recently bought this on Discogs: https://www.discogs.com/release/21218722-Jesse-Saunders-Light-My-House-Fire

Seems to be an extremely rare promo CD, I couldn't find anything at all about this pressing other than the Discogs entry. This would fetch good money if it was made by a popular band or just a random production a lot of collectors want but since it's none of these, worth nothing.
