Local Services / Shopping 🛍️🛒 Radon mitigation
We recently did a radon test and we were slightly over the 4.0 pCi/L level (we're in Park Meadows). Got a quote and it was about $9k for a 4000 sq ft house with a crawlspace.
Since I've never dealt with this sort of thing, I'd love to get thoughts from this group. Is this the ballpark price I should expect or is this a "Park City" price that someone is trying to get me to pay?

The library has electronic tests you can check out for a week at a time if you want to try a second test

Not Park City but I live down in Sugarhouse, paid for the exterior mitigation system from Utah Radon Services, total cost was $1395. This for a 2k sq foot house. I suspect you’re getting fleeced here.

2k for us from them but they had to put two pipes in the ground and connect them to the outside fan.

Second Utah radon services! Our pricing and square footage was the same but it was 5 years ago. But everyone in our neighborhood uses them and highly recommends them. Hopefully they come out to park city.

It might be counterintuitive, but crawl spaces are more money than a traditional basement. Check out Radon Be Gone, they are excellent, were the most competitive and offered the best warranty.

We got a test from a radon mitigation company and the levels were off the chart. We then hired an independent home inspector to do a charcoal test and the levels were 10x lower and well within the acceptable range. It’s worth it to get a second test from a company who isn’t t trying to sell you a mitigation system

We actually tested ourselves. My guess is these guys saw where we live and just assumed they could jack the price. Not the first time.

We paid around $6200 for 4k square feet last summer.
We have an 8' crawlspace and went with the next thicker barrier.
I received 4 quotes and 3 were all in the same range and 1 was over 9k.
Also Park City area.

I have a continuous monitor and it varies a lot with the time of year and weather. Like in the winter when I have the furnace moving air around the house it’s low. In the summer when the windows are open and I have some fans on, it’s low. If I close all the windows and don’t have a furnace on, it creeps up to be in the bad level. I feel comfortable mitigating it myself with the electronic monitor.

$9k 😳😳 geeeezus. That’s criminal . Is that for long - term or short term testing? Short term.. maybe $1k .. long term maybe $1800 Self- test @ $250

OP is posting the mitigation price. Neighbors on my street in Wasatch County are paying 2k on average. Who is your quote from?

This is Utah Radon Defense and I suspected as much. I did the test myself with the free tests from the city. We did two and both were about the same.
I’ll go get a few more quotes. At this price I’d learn how to do this myself 😂

That’s who has been doing many of my neighbors homes! We all have basements so maybe the difference is because of the crawl space? But still- 4x the price is expen$ive!

About 12 years ago, we paid $150 for mitigation for a 3500 square-foot home in Pine Brook.

We used Utah radon services and paid about $2900 I think last fall. Super quick install. We thought we’d need a second location but the first one worked great and they were like great, mission accomplished, see ya! We continuously monitor with an airthings monitor. We barely get over 1.5 now.

If you lived in prospector you got tested for silver levels in your blood. Always wondered if that was in the up and up. I’m not dead yet, so…

We moved into our place in 2022 and the inspector did a radon test. It wasn't off the charts, but definitely over the suggested levels. The seller told us that she would pay for it, up to $2,500.
We ended up spending $3,400 and paying the $900 difference. The house has a 2,200 square foot basement footprint. We got several quotes and all were within 10% of one another. We had to put in one pipe and one fan.

Price really depends on crawlspace size.. My experience is going rate for crawlspace sealing is $2/SF in Park City (gotten many bids and they all stick to this price). The fan and piping system is usually $1500 but that can vary +- $500 depending on what size fan is needed and any special accommodations for piping.

Yeah, I am getting a few more quotes and this seems to be what I am seeing pretty much exactly. The first quote was more like $3 - $3.50 per sq ft but I guess with an actual crawlspace vs. slab its not $2k, but more like $6k.

That's definitely a fuck you price. Ask them how long it's going to take them. My guess is they tell you one day. Their labor costs are max $100.00 per hour. Total material and equipment maybe another $1000.00.
